  • Can you give me an example of how the management fee is calculated?

    Sure.  The management fee depends on the plan you choose and the amount your home rents for (and the number of rental properties you need managed).  Let’s assume you thought the Platinum Plan was right for your single-family rental home, which rents for $1800.  The monthly management fee would be $216 plus tax ($1800 X 12% management fee for platinum).

  • I’m ready to move ahead and want to move fast. What do I do next?

  • I hear that some property management companies charge fees even when the home is not rented. Do you do that?

    You are correct, many property managers do charge management fees when the home is vacant and even when the rent is not collected.  That is not how we operate.  We only get paid when you get paid.  Vacant between tenants?  No management fee.  Tenant didn’t pay rent?  No management fee.  We call it the “On Your Side” Guarantee.  It is one of seven guarantees that make up our Peace of Mind Promise.  We put our money where our mouth is.  Check them all out here.

  • I am an investor with over 3 properties to be managed. How does pricing change?

    For multi-property investors, the management fee is capped as rents increase.  Some other fees are discounted or waived as well.   Please reach out here for details.

  • I think I know what plan I want to pick, but I’m not sure. Am I able to change plans later on?

    Yes, you can change plans at any time with one exception . . . your tenant must still be in good standing if you are going to move into a higher protection plan.  In other words, you can’t start in the Gold Plan and move to Total Assurance when a rent collection problem occurs.

  • I expect my home to rent for above $3000. How does pricing change?

    For rental homes that rent above $3000 we do offer a discount to the management fee.  That discount starts at 1% lower (i.e., Gold Plan for 9%, Platinum for 11%, and Total Assurance for 13%).  Please reach out here for details.

  • What if after I sign up with you something happens in my life and I don’t want your service anymore?

    Just let us know and we will work hard to make the transition back to self-management as painless as possible.  We stand behind our “Burn The Contract” Guarantee.  You can leave for any reason at any time.  We never want a client to stay with us because they feel they have to.  Things happen and situations change.  We give you the flexibility to change as needed.

  • I have heard that property management contracts are worse than cell phone companies with termination fees and stipulations that make you stay even if you are unhappy. Is that true?

    I am sorry to say that is true for many property management companies.  They lock clients into long term contracts and then charge termination fees when they do leave (often disguised by using different terms for the fees).  I want to be clear that we don’t believe in the practice and we never do it.  We have no termination fees of any kind and we have no long-term contracts.  Our “Burn The Contract” Guarantee is truly unique in the industry.

  • I have seen some property managers charge flat fees or lower percentage fees. Why all the differences in fees?

    There is no standard pricing for property management companies, and to be honest, it is sometimes tough to do a true “apples to apples” comparison.  For some property managers, a low percentage fee or a low flat fee hides a lack of service or up charges for things that other property managers include without charge.  The most important thing to understand about property management pricing is this . . . what really matters is how much you put in your pocket.  But the surprising thing is more often than not, the property manager with the lowest price is not the one who puts the most money in your pocket.  And the reason is the real estate game is won or lost based on “hidden costs”.
